2. Do I have to rent a property for a certain amount of time?

Yes, as a tenant, you are legally required to pay rent until the end of the tenancy agreement.  A tenancy agreement is signed by both tenant and landlord and it is legally binding. 

As the tenant you need to read it carefully as the duration of the tenancy is stated (the minimum length of time you agree to rent for) how much rent to pay, tenant responsibilities, tenant rights and landlord responsibilities.  You can give notice to end your tenancy before then, but you will have to pay rent until a new tenant can be located and a new tenancy commences; pay all advertising and the letting fee subject to the government guidelines and the Residential Tenancies Act 1995.
